Clear terms for a connected ecosystem.

Awaken (operated by Awaken Homes) provides awakenestates.com: property listings and a marketplace, Awaken Build and other design tools, Studio marketing tools, Tux & Veil, the agent network and Zuri. These terms apply whenever you use any part of it. Our Privacy Policy explains how we handle information.

By using Awaken or creating an account you agree to these terms. If you use Awaken for a business, you confirm you can accept them for that business. If you don't agree, please don't use Awaken.

You must be an adult able to enter into a contract where you live. Keep your sign-in details secure and your profile accurate; you're responsible for activity on your account. Tell us promptly through Contact if you think it has been misused.

• Give accurate information — especially in listings, prices, enquiries and verification.
• Only upload content you own or have permission to use.
• Respect other people's privacy, including guests, buyers, tenants and clients whose details you add.
• Follow the laws that apply to you, including property, consumer, advertising and building rules.

Sellers, agents and businesses are responsible for their listings. Awaken may review, label, hide or remove listings, but we don't guarantee that any listing, price, title, measurement or availability is accurate. Check documents, title and condition independently — and use a qualified professional where it matters — before paying or committing. Agreements between buyers, sellers, landlords, guests and service providers are between those parties unless Awaken is expressly a party.

Awaken's design technology produces outputs such as:

• conceptual house designs and 3D models;
• preliminary drawings, schedules and presentation drawings;
• quantity estimates and the Bill of Quantities (BoQ);
• structural, electrical and plumbing concepts;
• ventilation, daylight and circulation diagrams;
• site-layout concepts; and
• construction sequences and simulations (including the 3D Time Machine).

These are conceptual. Before anything is built they may need review, verification, modification and approval by appropriately qualified professionals — such as a registered architect, structural engineer, services engineer or quantity surveyor — and by the relevant authorities. Awaken does not grant statutory building approval, and conceptual structural information is not certified engineering. Estimates and prices depend on the inputs used and the market, and actual costs will differ.

Awaken lets you invite professionals to review your documents and records what they say. A professional's credentials are shown as stated unless Awaken shows them as verified. Sign-offs and approvals are recorded only when the named professional or authority makes them — Awaken does not create seals, signatures or approvals.

Drawings and packs are labelled as concept or preliminary and are prepared for professional review. Revisions are tracked so you can see what changed, but you remain responsible for which version you share, submit or build from. Awaken does not submit documents to authorities on your behalf.

Zuri can interpret your requests, help you find your way around Awaken, assist with workflows, and generate or explain content about Awaken's features and your projects. Zuri's output can be wrong or incomplete, so check anything important. Zuri is not a lawyer, licensed architect, structural engineer, financial adviser or government authority, and nothing Zuri says is professional advice.

Your photos, videos, property descriptions, Build information, furniture and landscape designs, marketing material and documents remain yours (or your licensors'). You give Awaken a non-exclusive, worldwide, royalty-free permission to host, store, copy, resize, format, translate and display that content only as needed to run the features you use — for example to show a listing, generate a brochure, render a design or publish a post you approved — and, for content you make public, to show it within Awaken and in search results.

That permission ends when you delete the content or your account, except where it's already been shared publicly by you, is needed for limited retention described in the Privacy Policy, or appears in another person's records (such as an enquiry you sent).

When you connect a Facebook Page, Instagram professional account, TikTok or LinkedIn, you authorise Awaken through that platform's official authorisation process. You stay responsible for the content you choose to publish and for following each platform's rules.

Platforms decide which features are available and can change them; Awaken can't guarantee that a platform will accept, publish or keep a post. Facebook Marketplace publishing is manual — Awaken prepares the content for you to post. You can disconnect supported connections at any time in Settings.

Some features link to or rely on other services — for example Google sign-in, social platforms, WhatsApp and map or media providers. Those services have their own terms and policies, and Awaken isn't responsible for them.

Agents, sellers, professionals, model experts, vendors and other providers on Awaken are independent of Awaken unless we say otherwise. Agent verification and badges reflect checks Awaken performed at the time; they are not a guarantee of a provider's work. Commission and referral terms for agents are set out in the agent programme.

Where you pay for a plan, property or service, the price, schedule and refund terms shown for that offer apply. Bank-transfer payments are treated as received once they are confirmed. Awaken does not currently take card payments inside the app.

Awaken's software, design, brand, templates and generated layouts are owned by Awaken or its licensors. You may use them through Awaken, and use the outputs Awaken generates for your own projects, but you may not copy, resell or reverse-engineer the service itself.

• No fraud, fake listings, impersonation or misleading prices.
• No harassment, discrimination or unlawful content.
• No scraping, automated account creation, or attempts to bypass security, rate limits or access controls.
• No uploading malware or content you don't have rights to.
• No using Awaken to send spam or unsolicited marketing.

We may suspend or close accounts, or remove content, that break these terms or put people or the service at risk, and we'll explain why where we can. You can stop using Awaken at any time and request deletion of your account on Delete your Awaken data.

We work to keep Awaken available, but features can change, be paused for maintenance or depend on outside providers. We may add, change or retire features.

Awaken is provided as it is and as available. To the extent the law allows, we don't promise that it will be uninterrupted or error-free, or that information, estimates or AI-assisted output will be accurate or suitable for a particular purpose. Nothing in these terms limits rights you have under consumer law that can't be excluded.

To the extent the law allows, Awaken is not responsible for indirect or consequential losses, or for losses caused by information from other users, outside providers, or by building from conceptual outputs without professional review and approval. Where liability can't be excluded, it is limited to what the applicable law permits.

We may update these terms as Awaken changes. We'll change the date at the top and highlight significant changes in Awaken. Continuing to use Awaken after an update means you accept the updated terms.
